Costs of Doing Business in Medford

Land costs- Current costs for general industrial land is from $4.50 per square foot to $11.50 per square foot depending upon the area of the City.

Costs to construct or lease- Industrial rentals range from the lower $.30ís to mid $.60ís per square foot. New construction will typically range from $35 to $45 per square foot for industrial and warehouse to over $75 per square foot for finished office space.

Corporate income tax- 6.6% of net income.

Sales tax- No general sales tax in Oregon.

Property tax- $14.41 combined rate per $1,000 assessed value. Assessed value equals 80% or real value. Assessed value cannot increase more than 3% per year.

Inventory tax- None.

Workerís compensation- Depends upon task. Range is from $.16 to $.47 per $100 salary. If no significant claims are filed, the employer can realize 5% savings . For specifics call SAIF at 800-848-2373

Unemployment insurance- 3% on the first $23,000 salary. After three years operation the amount is based on claims. The range is from 1% to 5.4%. The state average is 1.6%.

Vehicle registration- $54 for tags plus $10 for emission testing. Tags are good for two years.

Business license fees- City of Medford standard business license is $100 per year.  Additional fees may apply depending on the type of business.

Natural gas rate- Avista Utilities

Water rates- Water Commission

Utility providers- Electricity, Pacific Power & Electric; Natural gas, Avista Utilities; Water,  Medford Water Commission; Sewer, Medford Regional Water Reclamation Facility; Telephone, Qwest; Cable, Charter Communications.

Fire protection- Fire protection is provided by full time paid fire fighters with an ISO rating of 4.

Wage rates- Rates are entry level rates for specified jobs only. Rates are based on 1998 entry-level wages with an assumption of a 3% per year annual inflationary increase. Assembler, $8.80, computer operator, $13.66, data entry, $8.54, electrician, $18.69, forklift operator, $8.97, machinist, $11.74, maintenance mechanic, $16.13, tool and die maker, $12.27, welder, $11.92.

There are System Development Charges that are assessed against each new project built in the City. For a typical 50,000 sq ft industrial project on 5 acres of land the total SDCís would be $115,670.

Unemployment rate- Currently 5.8% regionally.
